Beautiful interior, Pacific Heights

I love how JDG created a space for elegant urban living through vibrant color, graphic motifs and extensive handcrafted elements.

The interior architectural elements were custom designed, including the arched facade entrance to the private sitting room, the walnut paneling in the library and the bronze post and railings on the grand entry stairs.

Custom furnishings include the wool-and-silk Vysoski runner on the grand entry stairs that features a motif of strewn petals, the arched bronze-and-walnut settee in living room and the hand-embroidered draperies in master bedroom.

4.Landscaping ($320 cost / $1,500 price increase / 473% ROI / 94% recommended)
5.Repair Plumbing ($385 cost / $1,250 price increase / 327% ROI / 88% recommended)

6. Update electrical ($400 cost / $1225 price increase / 310% ROI / 89% recommended)
7. Replacing or shampooing carpets ($300 cost / $1420 price increase / 586% ROI / 82% recommended)

Shoes - so many of us love them.

The more pairs you own the more important it is to organize your shoes so that you can always find the perfect pair without spending a lot of time looking.


Tip:

Don't forget to periodically get rid of shoes as they go out of style, wear out, cause too many blisters, etc. so there will be room for new ones in your fabulously organized shoe closet!

Dining room staging

Staging your house just before it goes on the market can make a dramatic improvement in your sales.

Today, dining rooms have come back in fashion.

They are where we really like to entertain.

Setting the table is optional. If you're having an open house, then I would suggest setting some plates and glasses out along with a folded cloth napkin.

The table should also have an attractive centerpiece.

Hoarding

Hoarding has been seen all over the media lately, thanks to shows like Oprah and Dr. Phil.

What is Hoarding?

Hoarding is a term that is widely used to refer to a broad number of behaviors ranging from mere messiness to extreme clutter that prohibits daily functioning. In severe cases, the amount of clutter poses a threat to health and safety.

While non-clinical hoarding refers to what most people would consider your average "pack-rat" or "clutter bug," clinical or compulsive hoarding is the term that is typically used in reference to a specific mental health condition.

Many researchers believe that compulsive hoarding is connected to Obsessive Compulsive Disorder (OCD), though hoarding behaviors can be associated with other conditions, as well.*

According to Frost and Hartl (1996), the definition of compulsive hoarding is threefold:

-The excessive accumulation of a large number of possessions that appear to others to be useless or of limited value, coupled with the failure or inability to discard them;

-The amount of clutter in living spaces is so extensive that it prevents or severely limits the intended uses or functions of the spaces;

-The clutter, acquiring, or difficulty discarding causes significant distress or impairment in functioning.

ORGANIZE YOUR GARAGE !

The organization of a garage is often the last thing considered, but it is often the most valuable when it comes to finding one's personal "stuff."
If you're moving to a new home, I have some garage organization ideas that will eliminate the frustration of moving without a place to put your excess storage items.

If carport clutter is driving you mad, start by reclaiming your parking space.

The trick: Utilize the walls. A securely mounted pegboard system will get your tools — rakes, hoses, even wheelbarrows — off the floor and out of the way, plus you'll always be able to see what you have. Carve out even more space by mounting a row of shelves above the board. Just keep a sturdy step stool or ladder handy so you can safely access overhead gear.

Loft-like storage, such as a wooden shelf, or easily installed rack units, is ideal for holding seasonal items such as holiday decor or outdoor gear; rotate out boxes or bins as needed (don't forget to label them). Corral sports gear in a go-to bin so family members can drop off or pick up things while passing through. Tuck bikes and scooters beneath the shelf, too.
